Before an adjuster decides what your roof is worth, know what’s actually on it.

The June 18 hail event across Arapahoe and Douglas counties left damage on roofs that still look fine from the driveway. A Professional Property & Insurance Damage Assessment documents every line item before your claim is filed, so nothing gets missed, minimized, or denied.

What this is, and what it isn’t

It’s an assessment, not an estimate.

We document damage the way insurance carriers require it: photographed, measured, and itemized. An “estimate” is a price. An assessment is evidence.

You pay your deductible. That’s it.

On an approved claim, your out-of-pocket cost is your policy deductible. The carrier pays the rest of the documented scope. We don’t play games with that number, and we won’t work with anyone who does.

We work the claim with the desk adjuster.

Most claims are reviewed by a desk adjuster who never sees your roof. They see a file. Our job is to make that file complete, then supplement anything they miss.

The cheapest estimate is the most expensive mistake.

A low bid tells the adjuster your roof can be replaced for less than it costs to do it right. The carrier approves the low number. Then the contractor either cuts corners to make it work, or comes back to you for the difference. Either way, you paid a deductible for a roof that isn’t what your policy owed you.

A documented assessment sets the scope first. Drip edge, ice-and-water barrier, ridge vent, code-required upgrades, proper flashing, disposal, overhead and profit. If it’s on the roof and in the policy, it goes in the file.

How it works

  1. Qualify. 90-second quiz. We only schedule assessments for properties likely to have a valid claim.
  2. Assess. about an hour on site. Roof, gutters, siding, windows, screens, AC fins. Everything the storm touched.
  3. File. We walk you through filing with your carrier, or coordinate with your existing claim.
  4. Adjust. We meet the adjuster on site and submit supplements for anything the desk review missed.
  5. Build. Full scope, premium materials, your deductible only.

Questions homeowners ask

Will filing a claim raise my rates?

Weather claims are classified as acts of God. In most states carriers can’t surcharge you individually for one, though area-wide rates move after big storms whether you file or not. Your agent can confirm for your policy.

I already have an adjuster’s estimate. Is it too late?

No. That estimate is the starting point, not the final number. Bring it to the assessment.

Do you do storm-chasing door knocking?

No. If someone knocked on your door after the storm, that wasn’t us.

What if my claim gets denied?

We review the denial letter with you. Many denials are for missing documentation, which is what the assessment exists to fix. Some roofs don’t have a claim, and we’ll tell you that too.
